Yopa vs Purplebricks: which is cheaper and which is better?

This is the head-to-head most UK sellers actually search for. Both are fixed-fee online estate agents. Both list on Rightmove and Zoopla. Both charge zero commission on your sale price. The differences are how the price is banded, how you pay, and how "local" the local agent really is.

Bottom line: both start from £999, so get a quote from each for your home's value — Purplebricks' £999 covers homes up to £200,000. Yopa suits sellers who want a local agent at viewings and offers a no-sale-no-fee option; Purplebricks bundles photos, floor plan, board and sales progression. For a genuine head-to-head deep dive, see our Yopa vs OffAgent breakdown and Purplebricks vs OffAgent breakdown.

    How each option actually works

OffAgent — £99/month, no commission, cancel anytime

OffAgent is a private-sale platform (not an estate agent). You list your home, we syndicate the listing to Rightmove and enquiries arrive directly in your inbox. There's no estate agent in the middle, no commission on completion, and the subscription is rolling monthly.

Bottom line: best total-cost outcome for confident private sellers and developers. Three months prepaid runs at £247 — orders of magnitude below any commission-based agent. See full pricing.

Compare the monthly and three-month costs if you sell it yourself for £99.

Purplebricks — fixed fee, hybrid model

Purplebricks is an online estate agent charging from £999 inc VAT for homes up to £200,000, with higher price bands for more expensive homes. You can Pay Now, or Pay Later — due after 10 months and requiring their allocated conveyancer. The fee includes photos, a floor plan, a board, a Rightmove/Zoopla/OnTheMarket listing, a valuation and sales progression; accompanied viewings are an optional £499. No commission on sale price, but the fee is payable whether the home sells or not.

Bottom line: good for sellers who want a single fixed cost with a named contact. Read our full Purplebricks 2026 review.

Yopa — local agent, from £999

Yopa is an online estate agent charging from £999, with a local agent handling the valuation and viewings and listings on Rightmove and Zoopla. You can pay now or pay later, and Yopa also offers a no-sale-no-fee option.

Bottom line: best pick if you want a real local agent without high-street commission. See our Yopa vs OffAgent breakdown.

99home — upfront packages or no sale no fee

99home is an online estate agent with two models. Upfront packages start from £99, with extras costing more. Its no-sale-no-fee packages — Bronze £1,499 inc VAT, Silver £1,999 and Gold VIP 1.2% or £2,499, whichever is higher — are paid only once contracts exchange, on a standard 18-week agreement.

Bottom line: best if you want a low upfront ticket, or to pay nothing unless you sell. See our 99home vs OffAgent breakdown.

High-street agent — full service, full price

The traditional model: 1.0%–1.8% + VAT of the final sale price, paid on completion. On a £350,000 home at 1.42% inc. VAT, that's roughly £4,970 out of your equity. You get an in-person valuation, marketing, viewings, negotiation and sales progression — but you pay for it from the proceeds.

Bottom line: only worth it if you genuinely need full sales progression and aren't fee-sensitive. See is it worth using an estate agent?

No sale no fee vs fixed fee vs monthly subscription: which is cheapest?

The three cheaper alternatives to a high-street agent charge in very different ways, and which works out cheapest depends on whether — and how quickly — your home sells.

No sale no fee protects you if the home doesn't sell: you pay nothing. But when it does sell, it usually costs £1,499 or more, or a percentage, payable on exchange or completion — 99home's Bronze is £1,499 inc VAT and its Gold VIP is 1.2% or £2,499, whichever is higher.

Fixed fee agents such as Yopa and Purplebricks start from £999. The fee is payable even if the home doesn't sell; a pay-later option delays the bill but it still becomes due.

A monthly subscription such as OffAgent costs £99 a month, and you stop paying when you cancel. An unsold home costs only the months it was listed. The trade-off is that you do the viewings and talk to buyers yourself.

Is no sale no fee really free?

No. You still pay — on exchange — and the fee is often higher than a fixed fee. What you're buying is protection if the home doesn't sell. Before signing, check how long the tie-in period is and whether there are withdrawal charges if you take the home off the market.

How to find the cheapest estate agent near you

    1. Get three quotes and always compare the total cost including VAT.
    2. Ask for the fee as a fixed £ figure, not a percentage, so you can compare like for like.
    3. Check the tie-in length and withdrawal fees before you sign anything.
    4. Check what's extra — viewings, photos, a board and the EPC are not always included.
    5. Negotiate. High-street agents will often negotiate on fee — quote online prices as leverage.

Put each quote into our estate agent fee calculator, and read estate agent fees explained for what's normally included.

FAQ — online estate agents in the UK 2026

Who is the cheapest estate agent to sell with in the UK?

On total cost, OffAgent is the cheapest way onto Rightmove: £99 a month, or £247 for three months prepaid, with no commission — but you handle viewings yourself. If you want a local agent, Yopa and Purplebricks start from £999. A high-street agent at the UK average of 1.42% inc VAT costs £4,970 on a £350,000 sale.

Are no sale no fee estate agents cheaper?

Not usually. No sale no fee packages such as 99home's Bronze (£1,499 inc VAT) cost more than fixed fees starting from £999, and you pay on exchange. Their advantage is protection: if the home doesn't sell, you pay nothing.

What is a fixed fee estate agent?

A fixed fee estate agent charges a set price instead of a percentage of your sale price. Yopa and Purplebricks both start from £999. The fee is normally payable whether or not you sell, even if you choose to pay later.

    Is Strike still free?

No. The Strike brand was retired in December 2023, when Purplebricks became the single brand, and Purplebricks' free-listing model was removed during 2025. There is no longer a free Strike listing option.

Which is cheaper — Yopa or Purplebricks?

Both start from £999. Purplebricks' £999 covers homes up to £200,000, with higher price bands for more expensive homes, so ask both for a quote on your property. Yopa also offers a no-sale-no-fee option; OffAgent is cheaper still at £247 for three months prepaid.

Which is better — Yopa or Purplebricks — for local agent support?

Yopa uses a local agent for the valuation and viewings. Purplebricks includes a valuation, photos, floor plan, board and sales progression, with accompanied viewings as an optional £499 extra. If face-to-face viewings matter most, Yopa's standard approach fits better.

What is the cheapest online estate agent in the UK 2026?

For total cost on a typical three-month sale, OffAgent at £99/month (£247 for three months prepaid) is the cheapest route to Rightmove with no commission and no contract. 99home's upfront packages start from £99, but extras cost more.

Do all online estate agents list on Rightmove?

Yes — OffAgent, Purplebricks, Yopa and 99home all publish listings to Rightmove. Rightmove does not accept direct listings from private individuals, which is why a member platform is required to list on your behalf.

Are Yopa and Purplebricks fees refundable if the house doesn't sell?

Generally no on their fixed-fee packages: the fee is payable whether or not the property sells. Purplebricks' Pay Later fee falls due after 10 months regardless of outcome. Yopa also offers a separate no-sale-no-fee option — always read the current terms before committing.

Which online estate agent has the best Trustpilot rating?

Check each provider's live Trustpilot page before choosing — scores and review counts change monthly, and a high score on thousands of reviews is more meaningful than a perfect score on a handful.

Can I switch from Purplebricks or Yopa mid-listing?

You can list your home elsewhere, but a fixed fee already paid is not normally refunded, and a pay-later fee still becomes due. Check your listing agreement first. OffAgent has no contract — you can cancel any month.

How much do online estate agents cost on a £250k, £350k, or £500k sale?

Yopa starts from £999; Purplebricks starts from £999 for homes up to £200,000, so get a quote for higher values. 99home Gold VIP costs £3,000, £4,200 and £6,000 at 1.2%, while a high-street agent at 1.42% inc VAT costs £3,550, £4,970 and £7,100. OffAgent is £247 for three months on any price.

Is there a truly no-commission, no-upfront-fee estate agent in the UK?

No sale no fee packages have no upfront fee but you pay on exchange — 99home's Bronze is £1,499 inc VAT. OffAgent charges no commission; it is a £99 monthly subscription you cancel when you're done.

What's the difference between OffAgent and Purplebricks?

Purplebricks is an online estate agent: it holds your listing agreement and buyers enquire through it. OffAgent is a private-sale platform: you list on Rightmove, buyers contact you directly and you do the viewings. Purplebricks starts from £999; OffAgent is £99/month rolling with no contract.

Are online estate agents actually cheaper than high-street agents?

Usually, yes. On a £350,000 sale, a high-street agent at 1.42% inc VAT costs £4,970. Fixed-fee online agents start from £999, and OffAgent costs £247 for three months prepaid.

Do online estate agents value your property in person?

Yopa and Purplebricks both include a valuation, and Yopa uses a local agent. OffAgent gives you comparable sales data and lets you set your own price — useful if you know your market, a gap if you want an in-person professional valuation.

Do I need a solicitor if I use an online estate agent?

Yes. Every property sale in the UK — whether you use a high-street agent, an online agent, or sell privately — needs a solicitor or licensed conveyancer to handle the legal transfer.

Can I list on Rightmove without an estate agent at all?

Not directly. Rightmove only accepts listings from member firms. A platform like OffAgent (private sale) or an online agent such as Purplebricks or Yopa lists on your behalf. See our full guide on how to list on Rightmove without an estate agent.

Which online estate agent is best for landlords selling a tenanted property?

OffAgent works well because you keep direct contact with buyers and can arrange viewings around tenants. Purplebricks and Yopa can handle viewings for you at a higher cost.

    How we compare (methodology)

Fees verified 14 October 2026 from each provider's own pricing pages. Commission comparisons for high-street agents use the UK average fee of 1.42% including VAT reported by Rightmove (2025) and Which?; individual quotes range from 1.0% to 1.8% + VAT depending on region and property value.

Disclosure: OffAgent is our own product. We compare it openly against every other option — including cases where a different provider is a better fit — because sellers deserve honest comparisons, not marketing copy. Where OffAgent is a poor match (e.g. you want fully hands-off viewings), the decision tree above sends you to the right competitor.
