Quick answer
Start with Rightmove. It accounts for around 75% of time spent on UK property portals (90% by Comscore's measure), so it's where most buyers are looking. Zoopla and OnTheMarket can add some extra reach, but none of the three lets homeowners list directly — you need an agent or a portal-registered service.
Rightmove, Zoopla and OnTheMarket are the three main UK property portals. If you're selling, the question is which one puts your home in front of the most buyers, and how you get listed on it. Here is how they compare.

Which portal do buyers use?
Rightmove is the clear leader. Its half-year results for the six months to 30 June 2026 put its share at around 75% of time spent on UK property portals, measured by SimilarWeb and Sensor Tower in June 2026. By Comscore's measure the figure is 90%.
Zoopla and OnTheMarket share the rest of that time between them. They have their own audiences, and some buyers check more than one portal, but on either measure Rightmove is where most buyer attention goes. For a seller, that makes Rightmove the place to start.
Portal share describes where buyers spend their time, not how quickly any single home will sell. Price, photos and how fast you reply to enquiries still matter on every portal.
Can I list my house privately on Zoopla or OnTheMarket?
No. Zoopla and OnTheMarket only accept listings from registered member firms — the same rule as Rightmove. Homeowners can't upload a property directly to any of the three. To appear on them, your home needs to be listed by an estate agent or a portal-registered private-sale service.
Some private-sale providers include Zoopla or OnTheMarket in their packages. If those portals matter to you, check exactly which portals each provider covers, how long the listing runs and what it costs before you sign up.
Should I list on all three or just Rightmove?
Rightmove is the essential one. With around three-quarters of portal time, it is the listing most likely to put your home in front of the buyers who are actively looking.
Zoopla and OnTheMarket can add some extra reach. Whether that is worth it depends on the price. Each extra portal usually comes through a more expensive package or agent, so weigh the extra cost against the smaller audience. A few practical points when comparing options:
- Check whether any fee is charged upfront, deferred or as commission on completion.
- Check whether you are tied into a contract or can cancel.
- Check who handles enquiries — you, or an agent in between.
What makes a listing work on any portal
Whichever portal you use, buyers decide whether to click from the same few things: the photos, the price and the first lines of the description. A well-presented listing on one portal will usually do more for you than a weak listing spread across several.
- Price it from sold prices, not hopes. Our guide to pricing your home explains how to use comparable sales.
- Lead with your best photo. See our property photography tips.
- Write a clear description. Put the facts buyers filter on — bedrooms, parking, garden, location — near the top. Read more on writing property descriptions.
- Reply to enquiries quickly. Buyers often contact several homes at once, so a prompt reply helps you book viewings before they look elsewhere.
