Quick answer
You can't pay Rightmove directly — it only takes listings from member firms. Through a high-street agent it costs their commission, typically 1.42% inc. VAT (about £4,970 on a £350,000 sale). Through a fixed-fee private-sale service like OffAgent it costs from £99 a month, with no commission.
This page covers cost only. For the step-by-step process, read our guide on how to list on Rightmove without an agent.
Why you can't buy a Rightmove listing yourself
Rightmove, Zoopla and OnTheMarket only accept listings from registered member firms. Homeowners can't upload a property directly to any of them, and there is no public price list for a private individual. To appear on Rightmove, your home has to be listed by a member — an estate agent, an online agent, or a portal-registered private-sale service. What you pay depends on which of those you use.
What estate agents pay Rightmove
According to Rightmove's half-year results for the six months to 30 June 2026, estate agents pay Rightmove an average of £1,726 per branch per month (average revenue per advertiser, H1 2026). That is a fixed cost for every branch, whether or not its listings sell that month.
This is a large part of why agents charge commission or high fixed fees. A branch has to cover its Rightmove subscription, staff and premises from the homes it sells, so the cost is passed on to sellers. A high-street agent's fee typically averages 1.42% inc. VAT — about £4,970 on a £350,000 home.
The three ways onto Rightmove and what each costs
| Route | Typical cost | Commission |
|---|---|---|
| High-street estate agent | 1.42% inc. VAT (about £4,970 on £350,000) | Yes |
| Online fixed-fee agent | Typically £999–£1,499 (Yopa ~£999, Purplebricks ~£1,499) | No |
| OffAgent | £99 a month, £247 for 3 months, £494 for 6 months | No |
Online agent figures are taken from our comparison of fixed-fee estate agents. Online agents often charge their fee upfront or deferred, whether or not you sell. OffAgent is a rolling monthly plan with no tie-in, or a prepaid 3- or 6-month package.
Cost by house price
Commission grows with your sale price. A fixed fee does not. Here is a high-street agent at 1.42% inc. VAT against OffAgent's 3-month package at £247.
| Sale price | Agent at 1.42% inc. VAT | OffAgent (3 months) | Difference |
|---|---|---|---|
| £200,000 | £2,840 | £247 | £2,593 |
| £300,000 | £4,260 | £247 | £4,013 |
| £400,000 | £5,680 | £247 | £5,433 |
| £500,000 | £7,100 | £247 | £6,853 |

What's included and what you do yourself
With OffAgent, your fee covers:
- Your listing on Rightmove, sent as soon as you've paid
- Enquiries going straight to you, not through an agent
- No commission when you sell, and no tie-in
In return, you handle the parts an agent would: showing buyers round, replying to enquiries and deciding on offers. Once you accept an offer, you instruct a conveyancer as you would with any sale.
Costs that apply whichever route you choose
Getting onto Rightmove is only one part of what a sale costs. Some costs are the same whether you use a high-street agent, an online agent or OffAgent, so they don't change the comparison above:
- Conveyancing. You need a solicitor or licensed conveyancer to handle the legal side once you accept an offer. See our guide to conveyancing when selling without an agent.
- An Energy Performance Certificate. Your home needs a valid EPC before it is marketed. If you already have one that is in date, you can reuse it.
- Photos. Good photos help any listing. You can take your own or pay a photographer.
The real difference between the routes is the fee for marketing your home and handling the sale. With an agent, that fee is usually a percentage of the price, paid on completion. With a fixed-fee service, it is a set amount that doesn't rise with the value of your home.
Questions to ask before you pay anyone
- Is the fee charged upfront, deferred, monthly or as commission when you sell?
- Do you still pay if your home doesn't sell?
- Is there a minimum term or a notice period to cancel?
- Do buyer enquiries come to you directly, or through someone else?
Optional extras
You can upgrade to a Rightmove Premium Listing for £99. It is optional — your standard listing appears on Rightmove either way. See all plans and extras on the pricing page.

Frequently asked questions
Can I advertise on Rightmove for free?
No. Rightmove only accepts listings from registered member firms, and those firms pay Rightmove a monthly fee. Any route onto Rightmove costs something — either an agent's commission or a fixed fee from a private-sale service. OffAgent costs from £99 a month with no commission.
Can I pay Rightmove directly?
No. Rightmove does not sell listings to homeowners. You need an estate agent or a portal-registered private-sale service to put your home on Rightmove for you.
What's the cheapest way to list on Rightmove?
A fixed-fee private-sale service is usually the cheapest route. OffAgent costs £99 a month rolling, £247 for 3 months or £494 for 6 months, with no commission and no tie-in. A high-street agent typically charges 1.42% inc. VAT — about £4,970 on a £350,000 sale.
Do I pay anything when I sell?
Not with OffAgent. You pay for the months your home is listed and there is no commission when you sell. You will still have your own conveyancing costs, as with any sale.
How long does a Rightmove listing last?
With OffAgent your listing stays on Rightmove for as long as you pay: monthly on the £99 rolling plan, or for the prepaid 3 or 6 months. You can cancel the monthly plan at any time.
