Sell your house fast — without selling it cheap
There are two ways to sell a house fast in the UK. A cash-buying company will give you an offer in days and complete in two to four weeks — at 17–22% below what your home is worth. Or you list on Rightmove yourself, priced to the market, and find a real buyer in weeks at full value. This page is about the second route, with the numbers behind it.
"Sell my house fast" usually comes up in one of a handful of situations: a job move, a chain you need to keep alive, a separation, or an inherited property. Speed is available in every one of them. The real question is how much of your equity each route costs you, and what you can do to make the open market move as quickly as a cash buyer.
What a cash buyer actually costs you
- Typical cash-buyer offer (78–83% of value)
- £234,000–£249,000
- What you give up
- £58,500
- Sell it yourself on Rightmove
- £99 to list (first month), no commission
- Net: £299,901
Figures are illustrative. Cash-buyer range from industry guidance (see sources); Off Agent listing from £99/month, no commission, cancel anytime.

Every way to sell property fast, ranked
Each fast-sale route trades something different. A cash buyer trades price for a fixed date. An auction trades price certainty for a binding sale. Part-exchange only works if you are buying a new-build. Listing on Rightmove at the right price is the only route that is usually both quick and full value — it just needs the listing live and the price right from day one.
| Route | Typical timing | Price achieved vs market | Cost | Best for |
|---|---|---|---|---|
| Cash-buying company | 2–4 weeks | Typically 78–83% of market value | No fees, but 17–22% of value lost | Genuine emergencies — repossession, probate deadlines, a collapsed chain |
| Property auction | 6–8 weeks | 80–95% of market value | Entry fee plus 2–3% commission | Unmortgageable, tenanted or unusual properties |
| Part-exchange with a developer | 4–8 weeks | 85–95% of market value | No fees, discount taken off the price | Sellers moving into a new-build |
| Private Rightmove listing, priced to the market | First offer in a median 12 days (our sellers), completion typically 8–12 weeks after | Full market value | From £99/month, no commission | Most sellers who need speed without losing equity |
| High-street estate agent | Offer in 3–8 weeks, completion 4–6 months | Full market value | 1.42% inc. VAT average (£4,970 on £350k) | Sellers who want the sale managed for them |
| Online or hybrid agent | Offer in 3–8 weeks, completion 4–6 months | Full market value | £999–£1,499, usually payable whether or not you sell | Sellers wanting agent support at a fixed price |
Agent commission based on the 1.42% inc. VAT UK average. Auction, part-exchange and agent timings reflect typical UK market conditions; private-listing offer timing is Off Agent's own data (Mar–Sep 2026).
On a £300,000 home, a cash-buying company completing in three weeks typically costs you £51,000–£66,000 in lost value. A private Rightmove listing priced to the market costs £99 a month. For most sellers the second route is fast enough in practice and far cheaper — see the full maths in our estate agent fees guide.

How to sell your house quickly: six steps
Selling fast on the open market is mostly a process problem. Homes stall because the price is wrong, the listing goes live late, or the legal work starts only after an offer is accepted. Fix those three and most of the delay disappears.
1. Price for momentum, not for hope
Speed is a pricing problem first. The first two weeks on Rightmove bring the most attention a listing will ever get, so the asking price needs to create interest straight away. Base it on:
- HM Land Registry sold prices for similar homes nearby over the last six months
- Rightmove "sold STC" listings within half a mile
- The homes currently competing with yours for the same buyers
Start with a free house valuation built from sold prices, or get a free valuation for your postcode. If you need to sell in under eight weeks, you need an asking price that creates competition in week one.
2. Get on Rightmove the same week
Rightmove had around 75% of time spent on UK property portals in June 2026, so it is where most buyers are looking. Any route that does not put you there quickly — including most "private sale" social media groups — slows you down. With a flat-fee subscription like Off Agent your listing is sent to Rightmove as soon as you've paid; the step-by-step guide to listing on Rightmove yourself covers the process.
3. Front-load the legal work
Most UK sales lose weeks here, not in viewings. Do these on day one:
- Order your EPC if you don't have a valid one — you need it before marketing.
- Instruct a conveyancer before you accept an offer — see our conveyancer guide.
- Complete the TA6 property information and TA10 fittings and contents forms, ready to send the moment you accept an offer.
- Dig out building regulation certificates, FENSA certificates for windows, and boiler service records.
4. Photos that earn the click
On Rightmove, the photo is the advert. Shoot in daylight with blinds open and lights on, lead with the kitchen or main reception room, and use landscape orientation. Twelve good photos beat forty average ones. Premium Listing on Rightmove — the version agents charge extra for — puts your home higher in results and gets more views.
Then write a description that answers a buyer's first questions before they ask. Know your chain position before you list and say it plainly — "chain-free" is the single most-searched phrase after price. Add the tenure, council tax band, EPC rating, parking and the walk to the nearest station or school. A buyer who has their questions answered in the listing books a viewing; one who has to email first often moves on to the next home.
5. Qualify offers properly
The highest offer is not always the fastest offer. Before you accept, check:
- Is the buyer chain-free (cash buyer, first-time buyer, or already sold)?
- Do they have a mortgage offer, not just an agreement in principle?
- Can they show proof of deposit in writing?
- Have they already instructed a solicitor?
Reply to every enquiry the same day while you wait for the right one. Buyers move on quickly, and a 24-hour gap can cost you viewings. Our guide to viewings and negotiation covers how to handle offers face to face.
6. Keep the chain alive every week
Set a weekly check-in with your conveyancer and ask for an update on the buyer's side. Sales tend to stall through silence rather than disagreement — searches waiting, enquiries unanswered, a mortgage valuation not booked. See our property chains guide for how to spot a weak link early.
Sell my house fast: the questions people actually ask
How can I sell my house fast for market value?
Price it against recent sold prices nearby rather than asking prices, get it on Rightmove the same week, and have your EPC, conveyancer and property forms ready before the first viewing. Then favour buyers who can actually proceed. Our own sellers received a first offer in a median of 12 days and accepted at a median 99% of asking.
Should I sell my house fast for cash?
Only if the completion date matters more than the money. Cash-buying companies typically pay 78–83% of market value, which is £51,000–£66,000 less on a £300,000 home. If you can wait a few weeks for a buyer on the open market, you usually keep that difference.
How quickly can a house sale complete in the UK?
A cash-buying company can complete in two to four weeks. On the open market, the legal work after an accepted offer typically takes 8–12 weeks. Preparing your paperwork before you list is the most reliable way to stay at the shorter end of that range.
The common thread in all three answers is preparation. The sellers who move fastest on the open market are rarely the ones who cut the price furthest; they are the ones who had the price, the paperwork and the listing ready before the first buyer called.
When a cash buyer is the right call
A cash-buying company makes sense when the date matters more than the money — a repossession deadline, probate with a hard completion date, a chain that has collapsed days before exchange, or a property most lenders won't touch. In those cases the discount is the price of certainty. For everyone else, three to four weeks on Rightmove at full value is the better trade.
If you do go down the cash route, get more than one offer, check the company is a member of a recognised redress scheme, and be wary of a figure that drops shortly before exchange. The calculator above shows what the discount means in pounds for your home.
Frequently asked questions
How fast can I sell my house on Rightmove without an agent?
Our sellers received a first offer in a median of 12 days from going live (Mar–Sep 2026). Completion then depends on conveyancing, typically 8–12 weeks, the same as an agent sale.
Do I need an estate agent to sell my house fast?
No. Off Agent lists your home on Rightmove for £99 a month. You handle viewings and offers through your dashboard; we handle the portal feed.
How much below market value do cash house buyers pay?
Genuine cash-buying companies typically offer 78–83% of market value. On a £300,000 home that is £51,000–£66,000 less than selling at full price.
Can I list my house today?
Yes. Create your listing, pay £99, and it is submitted to Rightmove immediately. You get an email when it appears.
